Rental Screening Criteria
- $50 Application Fee, all adults age 18+ intending to reside on the property must complete an application. A separate application fee must be paid by each applicant. Applications are processed through Findigs.com
- Credit and background check (Hard Credit Pull Required)
- Valid photo identification required
- Applications are good for 60 days; once the 60 days has expired then a new application would be required if you wanted to apply or proceed with one of our properties.
- Application may take up to 72 business hours to process.
- Application Fees are NON-Refundable
Income Requirements
- Net income must be a minimum of two and one half (2.5) times the monthly rent (excluding Section 8)
- All applicants’ income will be combined
- Acceptable forms of Proof of Income: Pay stubs, letter from employer (letterhead, rate of pay, hours or salary), previous year’s tax return, W-2, 1099 or tax return if self-employed, benefits letter (social security, disability, retirement, etc.), alimony
- Non-Acceptable forms of income: Bank account screenshots, unemployment, temporary assistance, other adult accounts not on lease
Credit Requirements
- Tier A – Standard Approval – 580 credit score (properties <$1,000), 630 credit score (properties $1,001-$1,999), 700 credit score (properties >$2,000). See below for conditional approvals.
- *At least one applicant must meet the credit score requirement.

Automatic Disqualifications
- Evictions in the last seven years (including eviction filings)
- Any open bankruptcies or discharged bankruptcies in the last three years
- Tax liens or garnishments
- Discrepancies or misrepresentations
- Open collection from a landlord or property management company
- Registered sex offender or domestic violence conviction(s)
- Felony convictions in the last seven years
- A negative rental reference, including in late payments of rent, may result in application being denied
Additional Requirements
- Renter’s Insurance is required. This protects your personal belongings
- You must create a petscreening.com profile whether or not you have a pet; Pet Policies vary per property; if it is a service animal or emotional support animal, proof of documentation will be required for your accommodation request
- Utilities must be transferred into your name using our utility portal; utility responsibility varies per property.
