Step 1:
Research Lenders

While interest rates are generally the same across the board, lenders can differ in incentives. 

First, check with your personal bank. Then, ask friends and family for lender references. We can also recommend some easy-to-work with lenders.

Get Pre-approved

It’s first important to determine how much you can afford when buying your new home. It’s also important to prove it to your potential seller. 

Once you’ve chosen your lender, they’ll verify your income and credit to generate a pre-approval letter. We’ll then present your pre-approval letter with any offers to support that the home is affordable.

Step 3:
Choose a Real Estate Agent

Be sure to choose an ethical, responsive and knowledgeable real estate agent to represent you. Look at their reviews to see what others have said. 

For most of us, buying a new home is the biggest purchase we’ll make in our lifetimes. Working with a realtor who is invested in your decision is vital.

Step 4:
Shop for your New Home in Ohio

Narrow down your search criteria and select a few homes to see in-person. Then let your realtor know. They’ll take care of scheduling your visits based upon your availability. 

If you’re with a JAMM real estate agent, they’ll join you on your visits and offer professional, objective insights that align with your goals.

Step 5:
Make an Offer

You’ve found your new home! Now it’s negotiation time.

Pricing is usually based on the home’s condition and other similar homes previously sold in the area. Your realtor should be able to give you the facts and set expectations. They’ll also take care of generating the necessary paperwork to make an official offer. 

The amount can be intimidating, which is why having the proper guidance for support is critical. You always want to be comfortable and confident when making an offer.

Step 6:
Get a Home Inspection

After both parties have agreed on a purchase price, you’ll have the opportunity to further examine the home. We always recommended a thorough home inspections. Your realtor should also walk you through the inspection results and help guide you through decisions. 

This stage also includes title searches, appraisals, and efforts to gain final loan approval.
